Tripartite, Inc. acted as Architect of Record for the targeted repair and replacement of the steel lintels and replacement of the terra cotta soffit materials at the first floor windows. Steel lintel and terra cotta anchorage had rusted over the years and the associated terra cotta soffit panels have spalled. The project was deemed critical and required the rapid development of documents, bidding and construction.
Asbestos sealant material was abated as part of the project.
Timely on-site inspections and collaboration with the General Contractor were required in order to analyze and accommodate special discovered conditions where the extent of structural steel damage was far beyond anticipated.
Scope of the project was increased and made far more complex than original due to the discovery of extensive corrosion of lintels under fire escapes. Long term water infiltration at failed membranes and poor detailing were rectified with new and proper detailing for the shedding of water at the landing surfaces.
Extreme care was taken to ensure that the clearance of the egress was maintained.
Existing windows and trim were carefully maintained and designed for. Terra Cotta with its problematic anchorage detailing was eliminated and replaced with a new metal panel soffit system at the window openings.
